| Abstract |
我が国の既存住宅市場は、諸外国と比較して取引のボリュームが極めて小さいことが知られている。既存住宅市場の活性化は重要な政策課題であるにもかかわらず、その市場取引を阻害する要因や、市場活性化を目的とした様々な政策介入の評価に関わる実証的なエビデンスは非常に限定的であるといえる。
上記を踏まえ、本研究課題では2つの独立した相互に関連するテーマを扱う。具体的には、(1)既存住宅のマッチング効率性の測定、および(2)マッチング効率が取引件数や価格水準に与える影響の評価を行う。そのうえで、既存住宅市場を対象とした様々な政策の定量的評価を最終的な目的とする。
It is well known that the transaction volume of the existing housing market is extremely small in Japan compared to other countries. Although the revitalization of the existing housing market is an important policy issue, empirical evidence on the factors that hinder the market transactions in the existing housing market, and the evaluation of various policy interventions that aim at revitalization of the market are still quite limited.
This research project has two independent but interrelated topics: (1) measuring the matching efficiency of existing houses and (2) evaluating the impact of matching efficiency on the number of transactions and price levels. Furthermore, the final objective is to quantitatively evaluate various policies targeting the existing housing market.
