| Abstract |
本論文では, 日本の住宅市場を, 不動産価格の変動とマクロ経済への影響, 住宅の居住形態と経済厚生の関係, 地震リスクと不動産市場の経済分析の3つの観点より, 分析している。それぞれの研究結果に基づき, 不動産価格と景気循環, 住宅市場における融資制度の設計の問題, 借家市場の整備, 耐震政策などの防災政策に関する現行制度の問題点を指摘し, 今後の政策的な方向性を示唆している。
This study analyzes the Japanese housing market from three perspectives: variation in real estate prices and their influence on the macroeconomy; the form of housing residence and its relationship with economic welfare; and earthquake risks and economic analysis of the real estate market.
Based on research results from these perspectives, this study indicates issues concerning real estate prices and the business cycle, problems in the design of financial systems in the housing market, maintenance of the rental housing market, and problems with the current system of disaster prevention policies such as earthquake-resistance policy and suggests future policy directions.
